Warren County housing market continues to impress buyers, sellers

BOWLING GREEN, Ky. (WBKO) -- A drive around town on Sunday afternoon can take you through neighborhoods full of "open house" signs. So-- what is the current housing market like in Bowling Green, according to realtors?

Hank Wilson, a realtor with Crye-Leike Executive Reality, was busy setting up an open house on Sunday afternoon, like many other realtors in town.

"We're experiencing a really strong sellers market right now, so it's definitely the time to sell if you've ever thought about cashing in on all the equity that you have or if you're looking to move up, it's definitely a time where you're probably going to make a lot of money off of the sales price from when you bought it," he says.

He also says there's good news for buyers adding, "Rates are relatively low."

With his five years in real estate, Wilson ways the market hasn't always been like this.

"It was not like this when I started," he says. "When I first started off, I think the average stay on the market was four months."

Now, he says he's seen homes get full-price offers the first day they're listed.

Talking about all those "open houses" across town on Sunday, "It's all about the price," says Wilson.

"If you have an open house at a house that's between $150-200,000 it's going to look like you're throwing a party. People are probably going to come early and stay late," he adds.

Wilson says the higher priced homes won't be as packed for the open house process, but he also adds that good weather helps draw a crowd-- and those homes are also bringing in offers.

For any advice if you're looking to buy or sell, Wilson says, "If you're looking to buy right now, it's really good to be pre-approved ahead of time because there's a lot of people that will make that first phone call because they see a house that they fall in love with and if they haven't started the process with their lender, it's really tough to get an offer accepted if you're not pre-approved."

"For sellers," he adds, "Get your house listed. Declutter and list it as soon as possible and have a good idea of where you're going to go because it won't last long."
