Franklin Constructing Spec Building

FRANKLIN, KY (WBKO) -- Economic development enthusiasts gathered Friday to break ground for a new speculative building in the Henderson Industrial Park in Franklin.

The Franklin-Simpson Industrial Authority has entered into an agreement with Glasgow-based Alliance Corporation, where Alliance will not only design and construct the project, but will also help market the building.

“The arrangement regarding this spec building will be a huge boost for the economy in Simpson County.” said Gary Broady, Board Chair of the Franklin-Simpson Industrial Authority. “The new facility will allow Franklin to attract a new industrial or distribution client to the area or allow one of our existing industries to expand their local operations. We are fortunate to be able to team up with Alliance Corporation, one of the premier construction companies not only in Kentucky but also in the mid-south region as well. By working together, we have an opportunity to bring more jobs and investment into the community and we really appreciate the investment that Alliance is making in Franklin.”

Alliance Corporation is utilizing state-of-the-art virtual building information modeling (BIM) technology to design, build, and eventually market the building. Using BIM in design and construction will provide efficiency's in both cost and logistics. BIM will allow a virtual version of the facility to exist as a marketing tool before the actual building is completed. When the new owner takes over the building, this BIM data can also be used in the life cycle of the building for maintenance, upkeep, expansions, and remodels. The building is designed to be customizable to any owner’s potential needs. The bulk of the structure is a 60,000 square foot shell that can be used for warehouse or production space. The building has 28'-0" eave heights and 25'-2" clear heights. It features 40'-0" x 50-0" wide bay design for better build out flexibility. There is one 14’-0” x 16’-0” ground level overhead door and provisions for 4 dock locations. The front of the building has 3,000 square feet of shell office / administrative space that can also be customized. The energy efficient white standing seam roof will assist in keeping operating costs low. The site includes 21 acres of land and the building is pad ready expandable to 120,000 square feet for future growth.
